The latest
Sharjah's property transactions reached AED 46.8 billion in the first nine months of 2026, a 5.6% rise from AED 44.3 billion a year earlier, according to Sharjah Real Estate Registration Department data published Tuesday 13 October 2026. The number of transactions grew far faster, up 14% to 91,560 from 80,320. Deal activity, in other words, outran the money behind it.
Details
- The headline numbers: The department reported AED 46.8 billion in total transaction value against AED 44.3 billion in the same nine months of 2025, with transaction count rising to 91,560 from 80,320. The 14% volume gain against a 5.6% value gain implies a lower average ticket size per registered transaction.
- Sales activity: Sales transactions totalled 24,749, up 2.1% year-on-year, worth AED 35 billion. They spanned 216 areas and covered 138 million square feet, making sales the bulk of total value while growing more slowly than the overall transaction count.
- Title deeds and contracts: Title-deed transactions rose 11.2% to 34,420, the single largest transaction category by count. Initial sales contracts numbered 11,258 over the period, according to the department's figures.
- Mortgage lending: The department recorded 3,839 mortgage transactions worth AED 10.2 billion, involving 31 financing institutions. Mortgage value equals roughly 29% of the AED 35 billion in sales value, though the department did not break the lending out by lender or by property type.
- Where the deals were: Muwaileh Commercial led all areas with 3,440 deals worth AED 3.9 billion, followed by Al Bataeh with 2,728 deals worth AED 1.8 billion and Al Khan with 1,581 deals worth about AED 2 billion. Al Khan posted higher value on fewer deals than Al Bataeh.
- The next tier: Mazerah recorded 1,115 deals and Al Saja'a Industrial 991, rounding out the five most active areas. The department did not publish transaction values for either of those two areas.
- Sector split: Residential property accounted for 80.5% of sales transactions, or 19,910 deals. Industrial took 14.2% with 3,524 deals, commercial 5.2% with 1,295, and agricultural 0.1%, leaving the market overwhelmingly weighted toward housing.
- New supply: Twenty-two new residential, industrial and commercial projects were registered during the nine-month period. The department did not disclose their combined value, unit count or expected delivery dates.
- The official framing: Director General Abdul Aziz Ahmed Al Shamsi attributed the performance to the development vision of Sheikh Dr Sultan bin Muhammad Al Qasimi, Ruler of Sharjah. The department's statement did not set a target or forecast for the full year.
Between the lines
The gap between 14% volume growth and 5.6% value growth is the operative figure for developers and lenders: more deals, each worth less on average. The 80.5% residential share and the leading position of Muwaileh Commercial, where 3,440 deals averaged just over AED 1.1 million apiece, both point to mid-market housing driving the count rather than high-value assets driving the total.
What's next
Fourth-quarter and full-year 2026 data from the Sharjah Real Estate Registration Department will show whether average deal size keeps falling, and whether the 22 newly registered projects translate into higher-value sales contracts.
